With inventory very low, here are a few of the best. Granted you can find plenty of over-priced fixers, these properties are in pretty good to excellent condition:

  • Eichler fixer, single family home $519k
  • Newer townhome, tons of space, not so ideal location, HOA litigation $545k
  • Newer townhome within walking distance to Japantown, contemporary $549k
  • Duplex, fixer, on pristine street within walking distance to fine dining and light rail $650k
  • Older townhome, well maintained with tons of square footage, great location $650k
  • Darling renovated cottage, quaint, limited parking, character-filled, further from town $640k

With such a massive amount of information just a click away,  why not surf the real estate websites and take a look at what these sites believe your home to be worth.

As I commonly explain to sellers, go ahead and be the hunter-gatherer and utilize the numerous sites to educate yourself on the market in general. One can certainly evaluate the material collected and see trends, market activity and begin to assimilate what’s going on in the area BUT be sure to use the information as a guide.  We’ve found enormous differences in values with under and over value issues on almost all online real estate sites.  There are a variety of reasons why one may find erroneous numbers; limited  or lack of comparable properties, incorrect comparisons, out of area comparable properties and a simple mistake like using the wrong school district or using a comparable with a power pole situated on the property, to name a few.

For most of us our home is our greatest asset. Getting the most accurate value is crucial to garnering the greatest sale price as well as qualifying for a refinance. Use the online data you’ve collected and compare these numbers with ones provided by a real estate expert, be it a real estate broker or appraiser.

It’s always exciting to watch a project progress. From inception where I meet with clients to learn of their plans, to gathering quotes and hiring designers, contractors and stagers, to executing the components and to the grand finale, witnessing the successful transformation.  Each project presents unique challenges and opportunities, making this business crazy-exciting, always keeping me on the edge of my seat. Creating just the right polished, universally-appealing look, pushing the property over-the-edge in comparison to all others, and garnering top dollar with multiple offers is enormously satisfying.

The Silicon Valley market continues its upward progression with extremely low inventory and skyrocketing demand. With interest rates at a continued low and valley employment very strong, buying and selling real estate in our locale makes sense. Let’s just hope we have a nice surge of inventory soon.
